Group One Selections

We selected everything in what Toll Brothers calls "Group One" today. It consisted of the fireplace hearths and mantles, the staircases (I had no idea there were so many parts to a staircase- risers, treads, balusters, newels, etc!), the front doors, garage doors, exterior stone, exterior paint colors, roof, the bath niches and the master bath tub. Wowza! It didn't seem like a lot until I just typed it out!
Again, I'm going to be totally transparent with the amount the upgrades cost because I searched the internet long and hard for that information and could not find it anywhere. I would have loved to know the cost of things before I fell in love with certain aspects of a house.
Scott, our sales associate, was great about walking me through all of the decisions. I guess I'll start with the exterior.
Front Door: Iron Circle Top with no grate (I didn't want all the flowery stuff) in black. The cost to upgrade to this door was $8500.

Garage Door: Wood Carriage Doors stained Mission Oak. This was included in our upgrades already.

Exterior Colors: Roof is Charcoal Grey and the tin part of the roof is also charcoal grey. The stucco body is pure white by Sherwin Williams. The stucco trim is crushed ice by Sherwin Williams. The paint trim is also pure white by Sherwin Williams. Our shutters will be mission oak like the garage doors. The interior of our windows is white (my other option was tan). There was no additional cost for any of this.

Exterior Stone: Country Ridge in Echo (I believe by Cultured Stone). We are waiting on a stone quote to come back to us. Cross your fingers please!


Family Room Fireplace: 18" hearth with a cedar mantle at 85" at its top. It will be a two story fireplace. We have not chosen the material for this fireplace yet, but I do know it will be stone. The cost to upgrade this was $4,750.

Breakfast/sitting room Fireplace: Fire box raised to 10" but no hearth. A mantle there as well. We have not chosen the material for this fireplace yet. The cost to add a fireplace here was $2375. I had them price it in stone for the highest estimate but I will likely do this one in brick to break up the use of materials.

Foyer Stairs: treads stained to match the hard woods with painted skirts and risers. The cost do do these in wood over carpet was $12,500.

Rear Staircase: I chose to carpet these because they will be used most often. They are also going to take a beating and I can replace carpet more easily than I can redo hardwood floors! Plus the dogs will thank me :). Doing these in carpet was included in the price of adding the staircase.
Bathrooms: We added shower niches to all the showers (honestly shocked this wasn't included) and changed the master bathroom tub to a freestanding tub. It was $350/niche and the cost of upgrading the tub was $5,895 (although this is actually cheaper than running decent tile/marble along the tub skirt if you have an encased tub).
I think that's everything from Group One! Next up is our electrical and plumbing meeting!
