A Comparison Timeline and Fingers Crossed for Christmas!

We began this home building process on January 8th. That's when we held our breath, wrote our first check and started to simultaneously dream and freak out! It was a super slow process going through architecture because we had a few (ok maybe more than a few) changes. Then the neighborhood approval took awhile too because they didn't meet for a few weeks. We timed that one just right! I was starting to wonder if we would ever break ground! We finally broke ground in early June and learned that framers are the most amazing workers!
We've learned that building a home is a whole lot of progress followed by a whole lot of waiting. It's infuriating, exhausting, stressful and so much fun! During one of the lull's I searched the web for anyone who had built with Toll Brothers and blogged about it. I literally only found one person. Crazy with all the homes they build! But these lovely people had a timeline. I studied it and analyzed it and memorized it. Ha!
Here's how their timeline went:
Reserved Lot – January 2017
Signed initial contract & placed SOLD sign – February 19, 2017
Official Design Center Appointment – March 23, 2017
Signed Design Center Contract – April 20, 2017
Visited & Decided on AudioBuys Selection – May 4, 2017
Building Permit Granted – May 2017
Preconstruction Meeting – June 27, 2017
Revision of Design Center Options – July 2017
Received Pre-appraisal – August 25, 2017
Broke Ground- September 1, 2017
Footers poured- September 11, 2017
Foundation poured- September 19, 2017
Waterproofing foundation- September 21, 2017
Underground plumbing- September 22, 2017
Poured basement/garage floor- October 19, 2017
Framing day 1 – October 21st
HVAC install – November 8th
Plumbing install – November 13th
Electrical – Started November 21st
Pre drywall meeting – November 28th
Electrical inspection passed – Dec 8th
Insulation in progress – Dec 12th
Drywall started – Dec 14th
Brick installation started – Dec 14th
Closing Date – February 27th
We reserved our lots almost exactly a year apart and our design center selections were finalized exactly a year apart. However, they broke ground September 1 and we broke ground on June 1. So that started our building process with us 3 months ahead of their timeline from the year before. We've stayed on that same schedule as our electrical started on August 21 and theirs stared on November 21. Since they closed on February 27th I have hopes that we may actually be in by Christmas! If we could get in in early December I would be so excited! I know we have a lot of custom trim work and built ins that will slow us down a few weeks, but I would love nothing more than to spend Christmas baking cookies and trimming tree in this labor of love I can't wait to call home! I'm trying not to get too excited, but I can't help it!
